Top Hamilton Sale Hits $3.25 Million As Median Price Reaches $1.24 Million

HAMILTON -- Fifteen properties changed hands in Hamilton between June 19 and July 18, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, topped by a $3,250,000 sale on Bay Road and a cluster of three transactions on Asbury Street.

MARKET OVERVIEW Of the 15 recorded transfers, 12 included a disclosed purchase price. Those prices ranged from $690,000, for a unit at 14 Lake Dr Lot 5, to $3,250,000, for 675 Bay Rd Lot 1. The median sale price among the 12 disclosed transactions was $1,237,500. The remaining three deeds -- at 108 School St, 25 Sagamore Farm Rd Lot 2 and 17 Berrywood Ln Lot G1 -- did not include a recorded consideration amount. A count of 15 recorded transfers over four weeks is the volume shown in this dataset; without prior-period figures to compare against, the data alone do not indicate whether the market is more or less active than usual.

TOP SALES The period's highest-priced transaction was 675 Bay Rd Lot 1, which sold for $3,250,000 on July 15. Caroline J. Esdaile was the seller; Lauren Lynch was the buyer. The second-highest sale was 5 Farrington Ln Lot 10, which sold for $2,355,000 on July 17, transferred from the Lisa C. Crawford Revocable Trust to Kate M. Shamsuddin. At 142 Asbury St, the property sold for $1,525,000 on July 1; Kim Z. Scanlon was the seller and Caroline J. Esdaile -- the seller in the Bay Road sale -- was the buyer. 505 Essex St Lot 19 sold for $1,500,000 on July 15, from Robert G. Kiley to Austin Tomasetti. Rounding out the top five, 4 Hickory Ln sold for $1,375,000 on July 1, transferred from John W. Vanderwilden, as trustee, to Phillip J. Macarthur.

NEIGHBORHOOD BREAKDOWN Asbury Street accounted for three of the period's 15 sales: 405 Asbury St ($780,000, July 10), 230 Asbury St ($1,200,000, June 29) and 142 Asbury St ($1,525,000, July 1) -- no other street in the dataset had more than one recorded sale. By price tier among the 12 disclosed sales, five fell in the $500,000-to-$1 million range (14 Lake Dr Lot 5 at $690,000; 1 Sunset Ln Lot E at $701,000; 13 Junction Ln Un 2 Bldg 2 at $719,000; 405 Asbury St at $780,000; and the SEE RECORD address at $850,000). None of the three carried a disclosed sale price. A fourth transfer, 4 Hickory Ln, was conveyed by a seller identified as trustee. Separately, Caroline J. Esdaile appears as both a seller (675 Bay Rd Lot 1, $3,250,000) and a buyer (142 Asbury St, $1,525,000) within the same four-week period.
