HAMILTON -- Fifteen properties changed hands in Hamilton over the past month, with the top sale on Bay Road closing at more than double the town's median price and three separate transfers on Asbury Street.

MARKET OVERVIEW Fifteen properties in Hamilton were recorded as sold between June 26 and July 25, according to Essex County (Southern District) Registry of Deeds records. Of those, 12 included a disclosed sale price, ranging from $690,000 for a unit at 14 Lake Dr Lot 5 to $3,250,000 for the property at 675 Bay Rd Lot 1. The median sale price among the 12 disclosed transactions was $1,237,500. Fifteen recorded transfers in a single month is a sizable volume for Hamilton, though the dataset does not include prior-month totals for direct comparison.

TOP SALES The month's highest-priced sale was 675 Bay Rd Lot 1, which sold for $3,250,000 on July 15. Caroline J. Esdaile was the seller; Lauren Lynch was the buyer. At 5 Farrington Ln Lot 10, the Lisa C. Crawford Revocable Trust sold the property to Kate M. Shamsuddin for $2,355,000 on July 17. At 142 Asbury St, Kim Z. Scanlon sold to Caroline J.
