Planning Board · Meeting of October 6, 2026

Hamilton's Planning Board spent a workshop session picking apart the math behind a new conservation subdivision bylaw. Member Emil Dahlquist presented a five-step design process and a density-bonus formula capping total bonuses at 1.5 times a parcel's base yield, but members Bill Wheaton and Jonathan Poore found an error in Dahlquist's worked example, which claimed 19.5 lots from an 80-acre parcel instead of the correct 29.5. One member argued the 50 percent open-space incentive was too weak, delivering "not enough to get anybody excited," while another flagged that the existing senior housing bylaw already allows bonuses "four times the density" proposed here.

The board approved its September 22 minutes unanimously, took no vote on the new bylaw's substance, and agreed to resume the review at its first meeting in November with a target of finishing before early December.
