Planning Board · Meeting of June 16, 2026

Hamilton's Planning Board approved a solar canopy site plan at the middle school with a 10 p.m. full lights-out condition. Abutter Ann Giroux of 821 Bay Road asked the board to require total extinguishment rather than dimming, saying "I really don't see a total extinguishment as being a problem," and the board agreed, adding a manual override for the Hamilton-Wenham Regional School District during late events. The board also unanimously recommended Valerie Peck, who cited a "real estate background in acquisitions and some development," for appointment as an associate member, pending Select Board confirmation.

Members closed with over an hour of workshop discussion with consultant Utile, testing Hamilton's new form-based zoning code against two real non-conforming parcels, 17 Mill Street and 224 Bay Road, and leaning toward requiring special permits for new construction on sites with existing non-conforming features rather than writing more detailed rules.
