HAMILTON -- March 25, 2026, Hamilton Planning Board unanimously endorses a Birch Road lot combination and targets a state downtown planning grant with a June 3, 2026, deadline. The board voted without dissent to endorse a plan combining four separately deeded parcels, Lots 1A, 1B, 2, and 3, owned by Angela and Angelo Fusillo into a single conforming lot of at least 20,000 square feet, clearing the way for the plan to be recorded. The meeting's longer session focused on the Massachusetts Downtown Initiative Capital Grant Program, which Chair Marnie Crouch described as aimed at "vibrant, livable centers" through public realm and streetscape investment. Member Jonathan Poore presented, for the first time to the full board, illustrative plans and framework analysis produced by a 12-member advisory committee during the earlier form-based code process, including proposals for rear-lot pedestrian connections, a potential traffic roundabout at a key Bay Road intersection, and a historic photograph of a tree-lined Bay Road corridor that Poore said inspired the advisory group's scenic-corridor vision. Member Emil Dahlquist outlined the content of both public realm standards and town center design guidelines, arguing both belong in a single grant application because the building facade and the sidewalk are two edges of the same street room. Planning staff member Mark Connors will draft a one-page scope of work for consultant cost estimates, with UTile as the likely first contact given its existing Hamilton knowledge.
